Modernising an old classic
For this Beckenham family, a full villa renovation presented the perfect opportunity to replace ageing joinery with a modern window and door solution that would complement the home’s character while delivering long-term performance.
Location: Beckenham
House style: Single storey villa
Installation type: Full replacement
Products: Series 4000 windows & doors
Date: 2025
The Challenge: Keep the character, lose the cold draughts
Renovating a character villa is always a balancing act. Homeowners want to preserve the charm and architectural details that make these homes special, while also improving comfort, warmth and day-to-day functionality.
As part of a complete renovation and new extension across the entire back of the house, these homeowners needed windows and doors that would suit the style of their villa without compromising on modern-day expectations for comfort and energy efficiency.
Finding the right product was important, but so was finding a supplier who could provide confidence throughout the design and build process.
The homeowners took their time researching options and visiting suppliers before discovering NK Windows.
“We were able to see the product at the Home Show and also at the showroom in Christchurch. You could tell it was a quality product and very sturdy and functional. Seeing the cut profiles in their showroom and factory was important to understanding the product.”
Unlike many suppliers from outside Christchurch, NK Windows offered the advantage of a local showroom, factory and knowledgable support team, allowing the homeowners to see, touch and operate the products before making their decision.

The Solution: Light-filled, warm and dry – ‘Actually, a pretty seamless experience’
After selecting NK Windows, the project moved smoothly from specification through to installation.
The NK team worked closely alongside the homeowners, architect and builder, ensuring the window package integrated smoothly into the wider renovation programme.
“It was an excellent, seamless process. They worked in with us, the architect and the builder. Once we chose everything, we did nothing else. They liaised with the builder directly.”
“As they are local, we could go into their office and sort anything we needed. To see and operate the windows and doors was a big plus over product providers from out of town and who were often unresponsive,” recall the owners.
The combination of local expertise, manufacturing, installation and support all based in Christchurch helped the project run efficiently and without unnecessary complications.
Working with NK Windows also made the process straightforward, even alongside EQC repairs. “The team worked around EQC repairs and even did the job in two parts.”
The installation process felt “seamless” for the owners: “The team was so slick, tidy and efficient,” they say.

The Result: Noticeably warmer, quieter, drier and more comfortable
The transformation has been significant. Today, the renovated villa is noticeably warmer, quieter and drier, creating a more comfortable living environment year-round while maintaining the home’s traditional character.
“It is very quiet, warm and dry in the house. The windows look great.”
One of the most noticeable improvements has been the complete elimination of condensation, a common problem in many older homes and even some modern aluminium joinery systems.
Looking back on the project, the homeowners say the quality of the product stands out above all else.
“It is a quality product. Compared to aluminium frames, they look much better and have 0% condensation. Plus different opening and closing options.”
The flexibility of the NK Windows system also allowed the builder to achieve a finish that remained sympathetic to the villa’s original style.
Inside, the home now feels calm, modern, and light-filled. Clean white window frames contrast with darker interior tones, while large expanses of glass bring the outdoors in.

Highly recommended
For homeowners considering a renovation or new build, the Beckenham family says the combination of aesthetics, performance and local support makes NK Windows an easy recommendation.
“Nice looking product, very functional, 0% condensation (unlike even the best aluminium frames), easy to clean and operate, looks great on all house types – even on a character home. The builders can frame them how they want to match the house style.”
With a premium product, local manufacturing and a team that works closely alongside homeowners and builders alike, this Beckenham villa renovation demonstrates how modern window technology can enhance comfort and performance without sacrificing character.
“Go for it. It’s a well worthwhile upgrade, you won’t regret.”
